Maintenance Q&A

Why is J3 Systems offering an inspection and maintenance service to home and building owners?
Regular roof inspection and maintenance is standard practice for our commercial building customers — who rely on the service to provide peace-of-mind. In response to interest from our residential customers, J3 Systems developed our inspection and maintenance service in 2010 — designed especially to extend the service life of any roof sytem.

But I thought the Pro-Ply System is maintenance-free?
While the Pro-Ply membrane is incredibly strong and resilient and virtually maintenance-free, other items interfacing with the membrane do need routine inspections and maintenance work done – namely the caulking/sealant. Plus, part of the service we offer includes keeping the roof free of large debris especially in/around canales and drains. This helps maintain the proper flow of water and ensures that the debris hasn’t damaged the roof. And again, the inspection is key because our trained, watchful eye on your roof helps ensure no small issues are brewing that can later turn into something big.

Do you typically discover serious problems when you inspect a roof?
It depends on the age of the roof, roofing system, and who installed the roof. We view our inspection and maintenance service as not very different than going to the dentist for regular check-ups and cleanings. Most often there are no serious problems, but the regularity of the inspection helps to catch small issues before they become big ones.

How does your inspection and maintenance program relate to my J3 Systems warranty?
If you already have one of our roofs, the inspection and maintenance program is unrelated to your J3 Systems warranty. Whether you opt for the inspection and maintenance program or not, your warranty status is unchanged. Rather, the inspection and maintenance program should be viewed as a supplement to the warranty for those things the warranty may not cover.  If you have an existing warranty from another roofing contractor, you may want to verify with them that the warranty will not be affected before proceeding with a J3 Systems Inspection and Maintenance Program.

Is it possible to take advantage of the inspection and maintenance program even if I don’t have a J3 Systems (Lone Mountain Pro-Ply) roof? Are older roofs eligible?
Whether your flat roof is two years old or 20 years old, and no matter who installed it, our professional inspection/maintenance program is available to you.

How much does the inspection and maintenance program cost?
